Rana Creek Ranch Land Monetization Study
WRA was engaged by Bailard, Inc. and the landowner to explore the potential to monetize the conservation values of the 14,000-acre Rana Creek Ranch in Carmel Valley. To evaluate the potential value of the property from a conservation perspective, WRA conducted a natural resources and crediting assessment to identify what natural resources on the property may have a dollar value in the environmental markets. WRA conducted a desktop analysis and developed a conceptual restoration plan to to identify areas of ecological uplift that could be used to generate revenue through mitigation markets. WRA reviewed the property’s title reports to identify any obstacles to conservation of the Property’s natural resources and provided an assessment of the regulatory context for developing a mitigation bank on the property. WRA also conducted a market analysis characterizing supply and demand, competition and projected annual credit sales.
Using the information from the crediting assessment, conceptual restoration plan, regulatory and market analyses, WRA created a proforma financial model that laid out different scenarios for approving a mitigation bank and made recommendations to the client regarding strategy and approach to mitigation banking on the property. This information was used by the owner to attract interested buyers in the ranch and to demonstrate the monetary value of the Ranch’s substantial natural resources.
